Fire door inspections are a legal requirement under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022. The Responsible Person has a duty to ensure that all fire doors are regularly maintained, in efficient working order, and in good repair.
- Quarterly Inspections: Fire doors within communal areas of residential buildings over 11 metres in height should be inspected at least every three months.
- Annual Flat Entrance Door Checks: Flat entrance doors in residential buildings over 11 metres should be checked at least once every 12 months.
- Six-Monthly Inspections: Recommended for many commercial buildings, offices, schools, healthcare facilities, and higher-risk environments as part of a planned maintenance programme.
- Routine Inspections: High-traffic fire doors should be inspected more frequently where required by the building's fire risk assessment.
